Need replacement for latching mechanism door wont lock

When you say the metal circular piece, do you mean the hook in your third photo? If so, the mortise lock may be the issue. One way to check is to remove the door handle and then try to throw the lock manually with a screw driver. If it still doesn't engage, then the mortise lock is definitely the problem.
