Window Sash Parts

A handy person from Chicago says:
Hi,

The windows in my apartment do not stay open. The window balance springs seem to have rusted and the top guides have broken. I'm looking for help making sure I get the right parts since there seems to be so many. Window Measurements: 32" Tall x 34" Wide. If I can get some good information, I want to pass it along to my landlord so he can get the parts replaced.

First Picture: Window does not catch balance, I'm assuming because the window guides have broken.
Second Picture: Balance: 31" metal shaft of sash, 32" with plastic ends, Inscription: 3020
Third Picture: Top Guide: 5/8 inside width, 11/16 inside depth, 7/8 top width, 31/32 top depth

Hello Matt. Please see our S390-31 channel balance with a 3020 option as a replacement for you. As for your top sash guide, our 18-032 is very commonly used with that channel balance. Look over everything we recommended and get back to us if you should need any further help.
