Window lock

A home owner says:
The piece that locks the window is stiff. Do we need to replace the entire lock or just the lever that locks the window

It could be that your lever lock is worn, or the keepers in the lock linkage could need adjustment. Open the window and try flipping the lock up and down and see if there is anything hanging up in the linkage. If that seems to work well, then adjust the keepers on the sash itself. Try moving them up or down to see if that helps.
