Possibly Silverline windows parts replacement

A contractor from Adams Wisconsin says:
This is for two apartment complexes. One was built in 2006 and the other was built in 2008. They are tilt out windows. At least 50% of our windows will not stay up. It looks like the spring has broken away from the balance shoe. We just need to make sure we order the correct balance shoe.
We also are in need of the tilt latches. Please help us get the correct latches also.

Thanks for writing in! Your balance shoe appears to be the 15-195 1-1/4" T-Lock Shoe. To determine if this is the correct replacement, you'll want remove the shoe and compare the measurement for the width. Although, it is important to note, if they have become dislodged from the balance, it is likely the entire balance assembly may be to be replaced. 

If you find that this is the case, I'll need to know the length of the metal channel as well as the stamp from the front of the balance.

To make the best possible recommendation for your tilt latches, it would help to see a photo of an undamaged latch. Please also confirm the measurement for the length of the latch.

1. The shoe is 1 1/4 width.
2. Two different size channels 2 x 21" and 2 x 27"
3. No stanmping on the channel.
4. Latch length is 2 1/4".

Thanks for the photos. Your tilt window latches look like they could possibly be replaced with our 26-393A Tilt Latch Pair. To confirm, take a look over the dimensions and carefully compare them to your existing latches.

To replace your channel bases, you can use the S795-21 for the 21" channels and the S795-27 for the 27" channels. You'll need to check the metal channel of the balance to determine the stamp options needed for these replacements. 

These balances will come assembled with the 15-195 closed cam T-lock shoe and will be ready to install.

When you view the product page for the recommended balances, there are stamp options you'll need to choose from before you can checkout. They indicate the weight range a balance shoe be able to carry to support the weight of the sash.

Since your balances do not have stamps/markings, you'll need to obtain the exact weight of your sash. Once you have the sash weight, you'll need to review the chart below the product description of the S795-21 and S795-27 channel balances to determine which weight range your sash falls between.
