Balance replacement

Hello

I do repairs on properties for a large property manage company. Recently I was asked to repair a window that would not lock. A picture of the tag is shown in the attached picture. When I opened the window to remove the sash, the plastic piece holding the slot the rods on the sash goes into was broken. I'm assuming there are a couple parts involved but I don't know what to use to order the correct parts to replace.

Please help me with information or assistance in ordering what I need.

Hello, Tony. I'm afraid that tag doesn't tell me anything about the hardware used on this window. In order to assist you, I will need clear photos of the specific parts you're looking to replace. Seeing them removed from the window and without obstruction would be ideal, and if they are damaged then seeing them in undamaged condition would be the most helpful. Please let me know if that would be possible.

Tom, attached are a couple pictures of the window I need new parts for. One picture is of the side with the broken balance.

I'm assuming the window is made by Simonton, it has "Prizm" on the lock.

Thanks! These pictures are a huge help. You are correct in your analysis, too: this is a Simonton coil balance assembly. The bad news is that Simonton hasn't made this in many years now, but the good news is that we have a couple possible alternatives for you to consider.

The first is our 15-192 pivot shoe, along with our Series 170 coil spring (and other parts related to its store page). This is a Certainteed brand part but I have had customers in the past tell me that they got it to work after grinding down the front of the face, which sticks out just a little too far for this window.

The other option is a more modern replacement that I think works just as well, if not better, since it's not prone to breaking in half like your old one is. The video below will go into more detail. This will explain exactly what parts you need to buy and how you can install them in your window. Just note that you will need the exact weight of your sash on hand in order to calculate the proper spring strength. You want to divide that weight by how many springs support the sash, then pick accordingly.
