The issue is the latch mechanism, inside it is worn out. The last time I took it apart, it wouldn't go back together. There are no labels to tell who made the door. I'll send the pics in an e-mail.

Thanks for posting. The mortise lock looks like our 82-218, while the handle set could be replaced by our 82-035 or 82-020, among other options. It's possible something went awry in your mortise lock's installation. See the video below for details and let me know what you think.
