Replacement Mortise Lock

A quick learner from South Carolina says:
My latch is getting stuck as the top hook does not seem to want to go in. I believe the locking mechanism may be damaged. The only markings I see on the lock is Pat.Pend. The image shows the writing from the sliding door.
