Reparing unidentified windows

Would like to repair windows in my daughter's condo.

The worst problem is that the pivot bars snapped where they screw to the sash. I removed the remaining part from the sash, but need help identifying a replacement pivot bar and understanding how to reinstall them.

Problem 2: The windows are very, very stiff going up and down. They use spiral balances. Are those easy to replace?

Problem 3: the top sash does not stay all the way up. Not as critical

Appreciate any help you can offer.

Hi there! Thanks for reaching out to us. I'm afraid your pivot bars are too damaged to identify. May we see a photo of an undamaged version removed from the window sash? We'll need to see a photo of the pivot shoe removed as well, along with the written-out thickness and width. 

As for the balance, see the 3/8" S900 or 9/16" S600 since this is a tilt window. You'll have to measure the diameter of the outer tube to determine the best match. In the meantime, we've related a couple of videos on this page that you may find helpful.

I'm not near the house, but I did piece together the pivot bar, if that helps. Is it possible to identify based on this?

I believe your window sash is using the first hole, where the break is on the pivot bar. The distance is 1-1/8" and our 26-465 has a hole with that distance. Review the specifications and see what you think.
