I'm guessing these doors and hardware were installed in the 1980's

Hello,

Your pictures look like our 23-017 Acme top rollers but it looks like yours are installed on the bottom. These rollers are only meant to be used on top of the door and could cause them to break prematurely if used as bottom guides like our 23-018A. Hopefully installing new hardware in the correct position will prevent any future issues. Thanks for posting!
