BROKEN PLASTIC LATCH ON TOP OF WINDOW

THE WINDOWS ARE APPROX 15 YEARS OLD. THE TOP PLASTIC LATCH IS BROKEN. THE WINDOWS WERE INSTALLED IN A MANUFACTURED HOME NEAR DURANGO CO.

ALSO, THE METAL GUIDE AND SPIRAL ON THE LEFT SIDE DON'T WORK PROPERLY.

NEED HELP FOR PARTS AND REPAIR INSTRUCTIONS

Thanks for posting. I am confident we can help, but I am afraid without pictures I won't be able to make recommendations, as this hardware varies quite a bit irrespective of location and even manufacturer. I am not sure if the latch you need to replace are either the tilt latches in the top corners of the sash, or the window lock itself. Either way, a picture of what you're working with would be a huge help. If it is a window lock and is screwed into place, the distance between the center of each of those mounting holes would also be good to know. 

It also sounds like you need a new spiral balance setup. We will need you to remove the spiral balance from the window and give us some pertinent pictures and dimensions. The videos below explain precisely how to do this, and the details we need to see/know to help.
