Balance cord/cable that holds the sash in the up position broken hardware? Broken cable?
Not sure which but lower sash will not stay in the up position.

Hi there,
If the lower sash isn't staying up, then you're certainly in need of a new balance! May we see a photo of your current balance removed from the window? In particular, we'll need to see the top and bottom attachments and any stamped or printed numbers on it.
