Thanks for posting with images. Starting with your spiral balance, our S900-30 with a red tip should work in place of your current one. As for the window lock, since we do not know the measurements of your lock, we can only suggest a guess. Start with our 90-005 and see if our measurements are compatible with yours. If they are not, get back to us and let us know how they differ from yours.
Thanks for getting back to us. Looking at these new photos, I actually don't think the S900-30 Paul recommended will work. You appear to have a non-tilt window, which means out S400-30 would be the better option.
You are right; these windows are not meant to be removed. This makes repairing the balances a huge pain. It's possible, but it won't be easy. We can walk you through the process, if you'd like. Just let me know.
As for those bottom brackets, they're actually not possible to remove without taking apart the whole window. If they're broken, then I'm afraid you have no choice. In most cases, there are screws holding the track that you must remove so you can take the sash out with the track. That's not always a guarantee, though. If you know anyone familiar with removing these windows from the frame, I highly recommend contacting them.

So, installing these balances can be a headache but once you get the hang of it, it's not so bad. What you want to do is close the sash and try to feed the balance in place from the top. This is probably the hardest part, since some windows don't give you a lot of clearance. Some customers have told me they can't get it in without bending the balances, which is something you want to avoid if you can help it. You could do irreparable damage.
If there isn't enough clearance, then you don't have a lot of options. You just have to try your best. Like I said, this is the hardest part for this reason. Hopefully it won't be a problem; in many cases, customers can get it in just fine.
Now, once your balance is in place in the track and fed comfortably in place from the top of the sash, screw it in place. Then have a friend hold up the sash while you push the spiral all the way up to the tube; take the 75-005 charging tool and give the balance 2-3 turns. You should feel tension build. Then, still using the tool, hook it into that clip that we're hoping isn't broken. It should pop right in.
