Broken Bath Window Sash - side load

We have a small frosted bathroom window, and the sash mechanism is broken. I can't find a brand name sticker on the window. Vinyl, approx 21"x17" verticle slide up side load. Any idea what parts I will need? If so, do you have instructions on how to make this kind of repair?

Hi Steve,

Thanks for posting! I believe either our 90-274 Acorn Lock and Keeper or our 90-278 Lock & Keeper can be used to replace your lock. You'll need to compare each of them to your existing hardware to confirm which of these is the best replacement.

We do not have an exact replacement for your keeper so you may need to reuse it.

Regarding the window balances, I'll need to see a photo of them removed from the window to recommend the replacements you need. Take a look at the video tutorials tagged below for instructions on how to remove the balances from your window and what we need to see to identify them.

I'm sorry, I miscommunicated. It is not the lock, but the sash slides that are broken. The window will not rise or lower. There is something in the sash slides mechanism (not sure left or right) that are broken.

Sorry for my error in communicating the issue. Let me know what you think. Let me know if I need to remove the slide part of the window (and how) to get a correct diagnosis.

Hi Steve,

I understand! I addressed that in the second paragraph below the diagrams for the locks. That plastic piece protruding from the top of the sash is the top guide installed to the top of the window balance.

Again, take a look at the videos tagged below to see if they might help to address the issues you are having. You may need to have someone assist you with completing these repairs.

I finally was able to remove the window springs. Attached are photos of the spring mechanism. #1320 is printed on the brackets. Thanks for your help in determining the replacement part number.

Hi Steve,

I'm glad you were able to get them removed! These balances appear to be either the S380-14 or the S385-14. To determine which of them is the correct replacement, you'll need to confirm the shoe depth.

You can select the 1320 stamp option.
