CARE FREE single hung tilt window balances & pivot shoes

Landlord from Gladwin, MI 48624
Hello, I have a 1995 Commodore manufactured home with Care Free vinyl windows. They are single hung, top sash fixed, bottom sash tiltable, with 3/8" red spiral balances. I didn't remove and measure everything, but hoping this might be sufficient to identify the correct parts: Balances and shoes and possibly pivot bars:

(4) Windows @ 30" x 53 7/8"
(5) Windows @ 36" x 53 7/8"
(3) Windows @ approximately 24"x68"

Any help would be so greatly appreciated!

Hello,

Your window locks resemble the 90-005. We also offer the 15-045 pivot shoes. Review the dimensions below to see how they compare to your original parts.

For your 3/8" balances, see the red tip Series 900 spiral balances. You'll need to measure the length of the housing tubes to choose the correct replacements. If you need new pivot bars as well, we would need to see photos of yours uninstalled to compare to our inventory.

Paul, thank you so much for getting back to me! You are 100% correct on everything! I've identified the correct pivot bars, shoes, and spiral balances, but I'm having a hard time finding the correct Surface Mounted Tilt Latches...The ones on the windows are 2 3/4" long (or 2 11/16"), 1" wide, and 5/16" height. Hole to hole measurement is 1 13/16". Hole to edge measurement is 21/32" or 11/16"...closest I've found is part#: 26-410. 2nd question, do you sell the white vinyl/plastic sleeves that cover/go over the metal balances? Any help would be greatly appreciated! Thank you :)

Thanks for getting back to us. We only offer one tilt latch pair with 1-13/16" hole spacing. See the 26-410 below. We can't make any guarantees since the style is a bit different but if the hole spacing matches, it would be worth considering. The only dimensions I'm concerned about would be the 23-32" backset since it could cause the end of the latch to hang over the end of the sash a bit. Review the dimensions below and see what you think.
