Hello there!

It looks like you need a new tilt latch. We may have a replacement but I'll need more information to narrow down some options. Can you write out the distance between the two installation holes, measured from center to center? Can you also write out the front hole backset? I've attached an image below that you can use as a reference for what to measure. The 2-7/16" measurement is the installation hole center spacing and the 5/8" measurement is the front hole backset.

6/8 from top of unit to middle of top screw.

Thank you for getting back to me! I recommend you take a look at the tilt latches I've related for you on this page. Look over the dimensions on their product pages and compare them with your old latch to see what you think.

It appears that it is a RH top tilt latch 26-121 because it's at the top side . Why is it the rt side when I look at it it's on the lf. Side? What is the difference between this and the RH tilt latch 26-229. The only difference I see is the price?

The 26-121 measures 3-1/8" long whereas the 26-229 measures 3-1/4" long. Also, take note that the 26-121 has rounded edges while the 26-229 doesn't. Our suppliers price things differently, which is the main reason for the difference in cost. 

I'm not sure I understand. The latch in this photo appears to be on the right-hand side of the window which would be the 26-121

Yes, 26-121 it is.
I am assuming left/right is determined looking into the window from outside.
Also we have the left upper tilt lever of same window broken as well- a different design. See photo attached.

The way handing is determined varies from manufacturer to manufacturer. The 26-121 is designed to be installed on the right-hand side of the window, from the inside looking out. Basically, you want the slanted part of the latch's tooth to be facing away from you. If it's not, the weight of the sash and the edge of the frame will cause it to depress which would result in the window just opening on its own.

As for the internal latch, this looks like our 26-211 which uses the 26-312 actuator. Look over the dimensions and compare them with yours to see how this matches up.
