Do I need the S380 balance and 18-172 sash guide?

I noticed you mentioned of going with our Series 380 channel balance. If the depth of your bottom balance shoe measures 1", then I think you should be ok to go. As for the top sash guide. I am not sure of what can be recommended without knowing its measurements. Start out by carefully reviewing the 18-172 and see if this part lines up with yours. If not, get back to us with those measurements and we will see what other options are available. 

We don't have an exact match for your weatherstripping, but our 58-171 and 58-182 are similar. I can't completely decipher your measurements from your photos, but look over our recommendations with your measurements in mind. Hope this helps.
