Door Doesn't lock

Question

We took it apart and cleaned it. It will catch on the striker plate but the lock handle is spongy. I think I need a new mortise. Here are my dimensions:
6" mortise lock
hook style latch
3/4" faceplate
approximately 3-1/4" mounting screw spacing
The sliding doors are approximatley 13 years old

Hey there. Yes, if the locking action isn't good it most likely is due to the mortise lock wearing down. This looks like it might be the 82-227. Please compare to confirm.
