Our balances come pre-lubricated, so you shouldn't have to worry about that for quite some time. That said when it does come time to lubricate them I would recommend white grease on the springs and silicone spray in the track.

In a typical house, it's a good idea to clean and lubricate your window tracks at least once a year. However since you live near the ocean that's a much greater concern. I would recommend doing it with the change in seasons, minimum.
