Sorry to hear you're having trouble with the 40-145. What do you mean by needing to remove the spacers? Would you be able to pack out the keeper so it can meet the latch? That would be my immediate thought. Otherwise the 40-145 has been used to replace this latch in the past.

Thanks for getting back to me. The bolts that hold the latch to the door have metal sleeves which don't allow 40-145 to sit flush unless removed. Again once bolted in place the new latch does not reach the door frame. I would have to extend the bar past the door frame. The latch gets to the edge of the door. The old latch bolt holes are offset new latch bolts in middle

We have used this inside latch many times as a replacement for your old part, though sometimes it does take some adaptation. What you will need to do is to pack out the latch. We did have a shim with the three holes that worked with this latch, but it has been discontinued. I would suggest using some cardboard, Luan plywood or plastic. It will need to be 1/8" thick. Shape it to fit behind the latch with the three 5/16" holes in the location at 1-3/4" on center. I don't ever remember having to pack out the keeper, but you might need to do that also. Just something to keep in mind.
