Replacing the pivots on a commercial door is not too difficult, but it is involved. You will need help to hold the door while you are replacing these pivots.
The first thing you want to do is take the door down from the frame. To do this, you must disconnect the closer arm--I usually do this at the closer arm "elbow." After the closer is disconnected, remove the screws holding the upper pivot to the top of the frame. It should come out of the frame along with the door. Remember, you will need help to to this.
Now that the door is removed, you can replace the pivots. You will need an open end wrench, though a box wrench might also work. Place the wrench into either open end of the commercial door and remove the bolts which hold the pivots onto the door. This is the most difficult part, but it can be done. To remove the bottom frame pivot you will have to remove the threshold to get it out of the bottom portion of the frame.
