Hi, I need to replace the balancer on the window but unsure which one to get. The bottom window panel measures at 28 inches.

Thanks for writing in! It appears your window balance is jammed in the window track. We can very likely provide a replacement but I'll need to see a photo of the assembly removed from the window.

Take a look at the video tutorials tagged below for instructions on how to remove/install the balance and what we'll need to see to identify the correct replacement.

The top sash guide reminds me of the 18-093 Top Sash Guide. To determine if this is the right replacement, carefully review and compare the specifications.
