Looking for a replacement Sash Balance of Milgard Vertical Sliding Window (installed in 2009)

Home Owner from San Jose, CA
Hi,

I am in the process of replacing Sash Balancer for Milgard Vertical, non-tilt, windows of the house built in 2009.

The detailed pictures as attached. As I was not able to identify the replacement part, I wonder whether this is a customer product and whether there exists a replacement part.

I appreciate your guidance and advice.

Hello! We can supply this balance to you, though as you noted it doesn't match any standard product we have in our catalog. The bottom fitting has a very unique design which means this will have to be a custom order.

Thankfully, your photos are great and they tell us everything we need to get started. There's just one last detail I'll require before we can move forward, which is quantity. Can you tell me how many you were looking to purchase? Once I know that, I'll email you a custom order link and price quote for that quantity.

Hi Tom,

Thanks for your prompt response and guidance! I am interested in ordering if you can get these. I will need two parts:

  1. Sash Balance in discussion (30" metal length): Q'ty 4
  2. Sash Cam: Q'ty 2

I am attaching a few more photos for measurements as well as ones for Cam.

I appreciate if you send me the link for a quote/order. Thanks!!

Sounds good to me! I'll email you that order link right now for four balances.

As for the other part, this is what we call a top sash guide. I'm afraid I don't know what yours is, though. The dimensions for these parts are very particular and they need to be as precise as possible. I'm afraid I cannot determine your size from just a ruler.

That said, look at our 18-188 to start out. Carefully review every dimension we show for this part to see if everything matches. If anything differs, let me know. One or two differences in some spots may not matter, but if there are significant variations in size across the board then we can rule this product out and try to find something better.
