Looking for balances

Hello, I live in an old factory building in Lowell MA. I have huge single pane double hung windows. They were installed about 20 years ago when the building was converted to condos.

The windows are very heavy and have no counterweight system at all. There are spring pins that extend through the sash to the frame. You are supposed to retract the pins and lift the window at the same time, then release the pins at the desired height. This is a two man job at best. Most of the pins are broken, so the majority of the windows get propped open with a stick.

There are no window weights or pulleys or any other hardware in the window frame.

I would like to order sets of coil spring counter weights and install them. The window frame is at least 3 inches wide, so it's likely there is enough space in there to install a coil spring.

Please let me know what my options are and how to proceed.
