MW Window Replacement Parts

Hello! I just bought a new house which was built in 1999, and we have MW windows throughout. Several of the windows are missing the latch on one side and I am trying to locate replacement latches to install on the windows. Additionally, there is a bar-type piece on the inside of some of the windows, where it slides up and down that appears to be broken. I am unsure what it is called or whether it needs to be replaced, but was hoping you might have some insight. I've included pictures of the window here and appreciate your expert advice. I am happy to provide additional details, pictures, or measurements as needed. Thank you so much in advance for any help you can provide!

Hello,

We'd be happy to help but the tilt latch shown in your photos is too damaged to identify. To get started, we would need to see an intact latch removed from an identical window to narrow down your options.

As for the support balances on the sides of the window, you would need either the (3/8") S900 or (5/8") S600 depending on the diameter of the housing tube of your balance. You would also need to determine the length of the tube and determine the color of the plastic piece at the base to choose the corresponding strength option.

If the colored piece is missing or broken on all the balances, you'll need to weigh your sash to determine which option you'll need. There is a chart on the balance product page that explains how to choose your option based on the sash weight.
