I am afraid we can not make a recommendation with this information alone. If you have not done so already, you will need to remove the balance from the window. We'd like for you to send over photos for us to review.

Have a home built around 2005. In fact, the window balance has a what appears to be a date - 08/20/04. It is a luxury home in Florida, with what I assume are heavier than normal impact resistant glass. Only the bottom sash of the window moves but it does tilt in.

In addition to the date, the balance is stamped "Unique Balance 27E." It's broken but given the pieces that fell out, I assume it is a spring loaded block and tackle unit.

Can you suggest the replacement part?

Unfortunately, the company that made your balance system, Unique Company, has gone out of business. As a result, your pivot shoe is no longer made and cannot be supplied.

We do have a solution but it requires replacing both the balance and pivot shoe. We recommend the S795-30 tilt channel balance along with our 1" wide 15-194 pivot shoe (sold separately).

You'll note that our balance is two inches longer than your original. This is because our 15-194 pivot shoe is so much smaller than your old pivot shoe. Adding 2" to the balance length makes up that difference. Because of this, the spring is also calibrated a little differently. You may want to weigh your sash to confirm, but I think you might need our 30D for a sash weighing 24 through 29 pounds.

Hopefully that all makes sense. Please let me know if you h ad any questions.
