Old Aluminum Window Balance

Question

Hi...I am trying to repair some old aluminum windows on a rental property that was built in 1969. The double hung windows won't stay up. I'm very handy, but have never worked on windows before, so I am hesitant to take the window apart before learning more. The picture shows a metal tube in the channel that's screwed in near the top of the window and has a metal cover with a spring to cover the screw for aesthetics. Thanks in advance for any help and let me know if you need any more info.

Are you able to remove the sash, so we can get a better look at the type of spiral balance you have?
 We will also need the diameter and length of the tube. Send measurements and photos, and we will try to find something to help you out.
