Believe the small bath widow is 18" (the moving pane)high and @ 21.5" wide and built by EPI. Need balancer for left side (see pics)

The slider was also built by EPI. The slider handle/latch mounts with screws 4" apart. Need full replacement for handle/latch. (see pics)

If additional info is needed to facilitate part ID, please advise what is needed and I will attempt to get any additional info needed.

We'd be happy to help but we would need to see the original channel balance removed from the window, including both ends and the code stamped on the metal channel, to compare to our inventory.

As for your patio door hardware, take a look and compare the specifications of the 82-030 handle set with 3-15/16" hole spacing to yours. We also offer the 82-218 mortise lock that resembles your assembly. Take a look and compare the specifications of both parts to yours. Thank you!

Casey,

The mortise lock and the handle assembly pics/dimensions match up to measurements taken onsite so should put those in the cart.

The old balancers measure 16" long. The pics attached show both balancers for the subject window and the stamped part number. It is the only info shown anywhere on the balancers. I would plan on replacing both balancers at this time.

I can place the order for all when we ID the balancers needed.

Thanks for getting back to us. We can supply your replacement balances but it will need to be a custom order due to the length, extended travel pulley system and unique combination of end attachments. Also, the 14 2 stamp on the balance normally indicates that the metal channel should measure 14-5/8" long, not including the end fittings.

In order to identify the exact replacement that you need, we will also need to see the metal clip at the end of the pulley cord of an undamaged balance. Also, keep in mind that the minimum order for these balances would be two. Thank you!

Indeed, the metal channel does measure 14 5/8' long. Previous measure was overall.

The 82-030 handle set and 82-218 mortise lock are not included in the order link since they are stock items but you can still purchase them in the same order as your custom balances. You'll just need to add the link to your cart in addition to the handle set and mortise lock from our website.
