Patio Lock Failed - Unable to Open Door

Home Owner from Rochester MI

HELP!!

The lock on my patio door suddenly failed. The lock lever no longer operates (from locked to unlocked position) and I am unable to open the door. I noticed just today that the latch felt oddly "loose" and was starting to look for replacement latch parts when the complete failure occurred. The handle unit looks exactly like your Legacy Handset 82-089 but it is brass not white (see photo). The Mortise lock itself, even though I can no longer see it, was a pocket (recessed) type. I believe it is the same as your Mortise Lock with Pocket Trimplate 82-229 or very close to it. Luckily, I did look at it before closing the door and locking it so I feel fairly confident about that.

I am looking for your urgent help on how to 1) open the door and 2) order the correct parts.

Hope to hear from you soon. Feel free to call me.

Richard

One additional note o the handle set. It is not a keyed set.

Trying to get ahead of your response, I went ahead and ordered the parts I referenced in my first note. Hopefully, you will get back to me with an answer on how to open the door by the time I receive the parts on Friday. Fingers crossed.

WHEW! I was able to get the latch to disengage by lifting the door and jiggling the latch lever. Life got better!

I have attached a photo of the mortise lock and it looks very much like your 82-229 mortise lock. Could you confirm that it is a match and that the 82-229 and 82-089 are compatible?

And again, WHEW!

Hi there, thanks for writing in. I'm glad you were able to open your door, and I appreciate your patience with us. As long as the dimensions match, particularly the distance between the installation holes, than I do believe the parts you referenced are a good match. I would point out however that we do carry the 82-089 in a brass version, which is our 82-090. Let me know if there is anything else I can assist you with!

Well I got the parts on Friday and it appears only the mortise lock had failed. I was able to reuse the old handle set.

One note, the new mortise lock works but something doesn't feel quite right about the latch throw adjustment. The throw adjust screw is very loose and I am just barely able to adjust the throw long enough to engage the lock. I will leave it alone for now and see if problems develop over the winter. However, I suspect there is a problem with the mechanism.

I may also wish to return the white handle set but I am not sure the cost of shipping will make it worthwhile. I will have to get a UPS quote on the shipping.

Again, thanks for your reply.
