It's hard to tell what you have without seeing it out of the window, but see our 26-014 to start out. This is for the lower sash. See the 26-015 for the upper sash.

Can these parts for the bottom sash be replaced with a flush mount latch that can be screwed to the top rail. Also do they come with installation instructions> Thanks Art.
