Replacement Latches

We have UniFrame double hung windows throughout our home. The kitchen window was missing one the left sash latch when we bought the house, but the window continued to function properly otherwise. now the latch on the right side has broken as well. we're interesting in finding out if these latches can be replaced or can we purchase a new sash to be installed in the existing window.

Thanks for reaching out! I'm confident we can supply a replacement for the window latch, but it may not be a direct replacement. To determine the best solution, I'll need to see a photo of the internal latch removed. Take a look at the video tutorial below for instructions on removing/installing the hardware.

I've taken the sash out of the window and there are no screws holding the top of the frame onto the window. There also does not appear to be a distinct 'separate' top of the frame to remove. The left latch (the one that was never in the window when we purchased the house) is completely missing. The right latch was (easily) removed by depressing a 'button' exposed on the top of the sash. I am attaching pictures of the internal latch (and the 'slider' that sits atop it) as well as the 'slot' the latch fits into onto the top of the sash. Just as an fyi ... the latch mechanism just 'slides' into the top frame from the edge of the frame.

Hi Debra,

We do not have a direct replacement for this tilt latch the solution detailed below should work for the repair. Keep in mind, it will require drilling new holes into the window sash for the installation.

In the video tutorial, we suggest using the 26-228 and 26-229 (the specifications can be found on the website). However, there are a number of Surface Mounted latches that can be used if their dimensions are not a match.
