Hi,

I purchased this handle set with the 82-227 mortise lock 5-3/8 and it seems to fit just find. However the key is just spinning and not locking. What part am I missing or did I buy the wrong mortise?

Hello, Kendra. The 82-227 mortise and 82-086 handle are fully compatible. The problem you describe with the key spinning is actually fairly common. It sometimes happens if they key lock isn't perfectly aligned during installation. These can be a little finicky, so you really need to make sure the key lock is steady and in place when you put it in. I recommend taking the handle set off and reinstalling it again.

Thanks, Tom- Now everything is basically working but the latch and key are both very hard to turn when the handle is fully tightened down. Also, the key is now stuck in the lock. Any thoughts?

Sorry to hear you're still having trouble. Reading over your posts, one thought could be that the key tail is too long and needs to be trimmed a little shorter. I recommend removing the key lock and comparing it to your original to see how long the tail should be, and if it needs to be trimmed up a little.

You have to be careful though because if you trim too much off then it's just not going to work at all. If you think it can bear to be shorter then maybe do just a little, try it out, and if it's still not working then maybe a little more, and so on.
