Replacement balance needed

Home Owner from Parker, Colorado
Hello, I'm looking to replace a broken block and tackle window balance. I found your site by googling PAT #6598264. The stamped marking on the metal is 25 4 and the metal rod measures 25 5/8".

Also attaching photos of each of the ends...

Also, once we get that part figured out, I have another smaller window of same type which is missing the balance springs altogether...

Hello,

We can supply your replacement balances but it will need to be a custom order due to the length, extended travel pulley system and unique combination of end attachments. To get started, we'll need you to confirm the number of balances that you need stamped with 25 4 with the minimum beign two.

For your smaller window, we should be able to help but it will be a bit of a trickier situation since the original balances are missing. If you're sure that the window uses the same type of hardware, we will need you to confirm the exact weight of the window sash and the height of the visible glass from the window with missing balances. We'll also need to know the visible glass height in the window that uses the balances shown in your photos. We will use that information to determine the length and spring strength needed for the window with missing balances.

Keep in mind that we can't guarantee these replacements since the original hardware is missing but it should be fine as long as the window was designed to use the same type of balances. Thank you!

Thank you for your reply. Regarding the question in your 1st paragraph, I would need two of those. The height of the visible glass is 25 5/8", same as the length of the metal portion of the balances.

The second window definitely uses the same type of hardware. I would need two of these balances as well. The height of the visible glass is 19 1/2". The window sash weighs approx 11.8 lbs. I attached a photo of the window just in case helpful.

Thanks for getting back to us. I am going to share the information you provided with one of our senior experts to confirm the best length and strength option for your window with missing balances. We'll reach out again as soon as more information is available.

Thank you for your patience as we looked into this for you. We just sent over order links and price quotes for two 25-5/8" balances, as well as two 19-5/8" long replacements for your smaller window that is missing the balances. Keep in mind that this is an educated guess since we can't guarantee that these are the exact balances that the widow uses without seeing the originals.

With that being said, there is a good chance that these will work for you based on the specifications of your other window balances. We just want to be clear since these custom balances are made to order and would not be able to be returned for a refund. Take a look and let us know if you need anything else.

Hello Casey, thanks again for your help with the balances, I've ordered them earlier today. As a follow-up I also noticed my windows have a small plastic piece attached with one screw within the track of of the sash. One of these is broken off. I've attached a photo, any chance you have these??
THanks again,
Brad

Hi Brad,

This looks like an old-style Milgard top sash guide. These aren't made anymore but the good news is that we've successfully used our 18-009 as an alternative. The catch is that you would have to trim down the top edge of the guide in order for it to fit into the window. Look over the dimensions below and see what you think.

Yes, let's go with that. Can I get two, just in case? Still time to throw them in with the balances I just ordered?

You are welcome to purchase two top sash guides but, unfortunately, we do not handle or process orders through this thread. In general custom orders are not able to be canceled or modified but you are welcome to give our customer service team a call at (888) 991-1929 to discuss your options and order the 18-009 top sash guides. Thank you!
