Replacement balances for New Englander metal window

i own a commercial building in Portland Maine that has New Englander brand double hung metal windows that were installed approx 50 years ago. These windows have metal balances that hold the lower sash centered and in position when the sash is opened (raised). These balances are now failing and I need replacements. Can you help? Thank you.

Thanks for writing in! Your top sash guide reminds me of the 18-111 Top Sash Guide. To determine if this will be a fit for you sash, carefully look over the dimensions.

Jasmine, thanks for your quick reply! As you can see from my 3rd photo, the top sash guides are still in place. The problem is that the balances that are in the gap between the sash and window frame have lost their ability to center the sash and hold it up when opened. I'm trying to find replacement balances that will work. Best, Peter
