I need to order a replacement Mortise lock for my dooor, the door does not always lock. It seems when we flip the lever sometimes it locks and sometimes it doesn't lock. Do I need the handle set as well as the lock portion to fix the problem?

You only need to replace the part that is broken. If the handle set is still in good condition, there's no need to replace it.

If you want to confirm, you could remove the inside handle and use a slotted screwdriver to test the mortise and see if the latch engages properly.
