SLIDING PATIO DOOR LOCK ASSY

Question

I COULD NOT FIND ANY DOOR MFR INFO. THE PICS INDICATE THE LOCK ASSY STYLE REQUIRED. THE LATCH HOOK SOMETIMES COMES OUT AND AT TIMES DOES NOT.
THE LOCK ASSEMBLY APPREARS TO BE INSIDE THE FRAME AND NOT OUTSIDE LIKE A MORTISE STYLE ASSY. THE DOOR IS APPROX 3-4 YEARS OLD AND WAS INSTALLED JUST PRIOR TO OUR PURCHASING THE HOME.
I NEED TO PURCHASE AND REPLACE. CAN YOU HELP.

Based on your description, it sounds like the problem is with the lock; specifically, the spring inside the lock. A good way to confirm is to remove the handle and try to throw the lock manually. If you run into the same problem, then your locking handle is probably fine.

I'm not sure what you mean when you say it's not a mortise style assembly. Your lock appears very close to our 82-218 mortise lock. Carefully look over our measurements and see what you think.
