Thank you for reaching out to us. Take a look at the 82-226 mortise lock. Yours just appears to be installed upside down for whatever reason. Review the specifications for this part and see how they align with yours.

We believe that one will work. i also need the keeper which one will work with this?

The 82-226 mortise lock is compatible with the 89-020, 89-021, and 89-021D keepers. You'll have to review the specifications to see which one may fit best in the space available in the jamb.
