We need to replace the hinges on our restaurant store front door. My guess is that it is approximately 40 years old. The videos that I have watched and the replacement images do match up at the bottom hinge. I am attaching the pictures of door that we are working on. Also a picture of our neighbors door where they choose to use surface mounted hinges drilled into the door frame.
I am hoping you can be of assistance.

It looks like your top and bottom hinges resemble our selection of replacement options here. With that being said, you would need to review the installation hole pattern and dimensions from our product pages to determine if any of them could work for your application.
As for the surface-mounted hinges that you mentioned, unfortunately, we do not carry any commercial hinges quite like them. We apologize for the inconvenience.
