Thanks for your post! Your patio handle set has an offset latch like the 82-030B Offset Keyed Handle Set or the 82-086 Legacy Keyed Handle Set. They each have the same dimensions, the only difference between them is the design. Carefully review each of their details, on the website, to determine the best option for your repair.
Please let me know if the installation hole spacing doesn't match the 3-15/16" measurement.
The mortise lock reminds me of the 82-226 Mortise Lock. It is being used with the 89-021D Diecast Keeper. Each of these parts is sold separately from the one another and from the handle sets. Take a look over their dimensions below to confirm these are the right replacement.
