My hardware that needs replacing is Truth 40012 marked on both arms. The areas are 11 inches, the bar across the top is 27 inches and the handle base is 5 inch. What do you suggest?

Thank you for waiting during this busy season. The 39-348 awning operator comes to mind. The "wing span" is 24" so you'll want to measure as shown below to ensure your old assembly is the same. The 36-078 is the compatible shoe. We also have the compatible 36-078B track but this is 26-3/4" long so we recommend you double-check your length to be safe.
