What kind of single hung latch is this?

Hi Swisco -

Do you recognize this manufacturer? The latch does not rest on top of the frame. It has a plastic lever (?red) which has broken off. It is a style that has interlocking (male/female) parts which tie together so it is embedded into the frame. We really appreciate your expertise.

I continue the search -- I have three new photos to share with you. This home was built in 2005. The builder was Meritage Homes. (They are difficult to reach but I'm still trying).

According to the tenant, the window latches are the same both on the single hung windows and on the XO windows.

I will attach three new photos. In the photo that shows 3 complete windows, the one with the broken latch is the closest to the person who took the photo.

When these latches break, you cannot open or close the window according to the resident. If these latches cannot be replaced, the windows will likely have to be replaced since it is even worrisome for egress.

Unforutnately, we have not come across this latch and don't recognize the manufacturer. This may be a West Coast-specific part that is more common in your area. If you haven't already. If you haven't already, I'd recommend reaching out to local hardware stores that may be familiar with your hardware.
