Windows hard to open--Channel balance the problem?

I have 7 heavy windows that have channel balances 2730 replacement from SWISCO S390-28. After 12 years with these several have broken and those that are not broken it is almost impossible to open the windows because they do not move easily. Even when they were new it seemed that the windows difficult to open.

Is there any suggested maintenance to make the balances keep working smoothly?

Thank you for posting! It sounds like you may not have the appropriate stamp option for your balance. Can you tell me what the weight of your sash is? This may help us get to the bottom of the situation.

21.8 pounds.

Thanks for getting back to us. The stamp you have now, the 2730, can only support a window sash weight range of 13 through, and including, 19 pounds. I think you might want to use the 2740 stamp option, which can support 19 through 26 pounds.

Please keep in mind that the weight range information is based on 2 balances per sash. Balances are designed assuming friction in the jamb weather-strip will carry a portion of the sash weight. Suggested sash weights are approximate.
