It looks like you need a new tilt latch and balance. I'll start with the tilt latch in your first photo since they're pretty easy. See our 26-193 and 26-194 to start out. Carefully review our dimensions to confirm that they match and let me know if they don't.

Your second photo is just showing the spring from a balance. These springs can't be repaired or replaced by themselves, you need an all new balance. In order to identify what you have, I'll need you to remove a whole an undamaged version of your balance. I need to see the top, bottom, and whatever stamp is printed on it.
Please make sure that the balance you show us is undamaged. It is difficult to properly identify a balance from broken hardware and it's best just to show us an undamaged part up front.

Thank you! We can't give you a part number before we identify what you have. It's tough to make out the nylon fittings on your old part but it looks like it would be either our Series 390 or Series 351.

The only difference between these two balances is the depth of the bottom nylon fitting. The Series 390 has a 1-1/8" deep bottom fitting and the Series 351 has a 1" deep bottom fitting. I recommend carefully looking over the photos and dimensions we show for each Series to confirm the better match.

Thanks! So that stamp indicates that you have a 28" long metal channel. It also indicates that two balances working together can carry a sash weighing 19 through 26 pounds.

You'll still have to measure your shoe to confirm the best Series.

Perfect. That is the right measurement, yes. Your depth looks to be about 1-1/8", so I recommend our S390-28 channel balance.
