I just purchased a home with Simonton Windows. All are double hung aluminum single pane. having issues with one window that seems to need new guides or brake (terms may not be right). It won't open straight up but cants to one side and jams. A square aluminum tube seems to slide up and down independent of the window. These are probably 23 years old,

Just wondering if anything I can do- the rest of the windows work very well.

Hi Robert. We may be able to help, but we need more information. That sticker doesn't tell us what you need, I'm afraid. Can you show pictures of the hardware in the window jambs? From there we might begin to narrow this down.
Those side tubes are called channel balances. They're spring-loaded mechanisms that regulate the opening and closing of the window sash. They are held in place by Top Sash Guides, which are the nylon blocks in the top corners of the window sash. Sometimes, such as when the guides break, the channel balances shoot past the sash and get lodged in the top corners of the window jamb, causing the window to jam. See the videos on this page for guidance. In the event one of your Top Sash Guides is damaged, remove an undamaged version and show us pictures from the front and side. We'll try and find a replacement for you.
