Can we replace just the lower window panes?
They are 30 x 30.

Hello,
The least expensive way to replace the bottom fogged insulated glass is to bring the sashes to a local glass shop and they can order new insulated glass to replace the seal and glass for you. Thanks for posting and good luck with your repair!
