having issues with my internal lock. moving the handle up and down will not move the latch, it stays inside the housing. i have to pull the latch out and then when i move the handle it locks.

That sounds like a problem with the mortise lock. See our 82-226, this looks like it could be used as a replacement. You may also want to remove the handle and try throwing the mortise manually with a screwdriver just to be 100% sure that it's the source of the problem.
