latch and slumping windows

Question

I need the latch in the pic below. My house was built in 1995 & this is the original window. Also my neighbor has a large window with 2 side lights. She has to prop the window open with a block of wood to keep it open. My neighbor on the other side has the same problem. Can you help us?

This latch looks like our 26-384. Look it over and see what you think.

As for your neighbors, I have no idea what kind of windows they have. All I can say is that it sounds like their balances are failing. If they were to send us pictures of their balance systems, we could identify what they need.
