I'm not sure I've ever seen this lockset before. Before I recommend anything, I'd like some more photos to make sure that I get you the right part for the job. 

I'd like to start by seeing a picture of the mortise lock out of the door. I'd also like to see a clear picture of the thumb lever tail. What I'm trying to learn here is just how these two parts interact and whether any of our products will have that same function.

Can you also confirm the distance between the two installation holes, center-to-center?

hi Tom. the holes are 3 15/16 apart center to center. the handle part seems fine but the mortise part is what has failed. the screw holes on the mortise pare are 4 3/4 c to c

Oh, excellent. That makes both our lives a lot easier. With that in mind I think our 82-226 is the right part for the job, then. Just look it over and let me know what you think. Note the 45 degree angle on the lock slot, especially.

Hi tom Thank you for finding this part. One question. the 45 degree slot, doesnt that slot rotate with the shaft that goes through the door. I believe that is the slot that makes the latch on the edge go in and out and up and down. that slot cant be a fixed 45 degree position, it rotates correct??

That's correct, that's the slot that rotates when you flip the latch. It's not fixed at all. However, its orientation when locked and unlocked can affect what hardware will be compatible with it. Some latches have shafts that sit at 90 degrees, and most others at 45 degrees. It may not seem like a big detail but it can make an impact.

Hi Tom It looks like it will work. I assume the only problem is that the knob will be at a slight angle when locked or unlocked. That is no problem. I am ready to place the order so let me know how to proceed with payment. Thank you very much. I had a customer that used your company for some window hardware and i couldn't remember the company name, i only remembered it began with an "S". I googled away and was able to find you.
