slider door mortis latch lever

Landlord from Mukilteo, WA
Hi,

I have a latch lever from a sliding door in a rental house that is broken. The latch handle is 2.5" long, and the square part that goes into the latch is approx. 1/4" wide. Looks like the square part that goes into the latch was at least an inch long. Do you have something that will replace this?

Thanks,
Jeff

Hey, Jeff. I would start out by looking at our 82-240. Do you think this might work as a replacement?

Hi Paul. Thank you for the reply. I looked at the 82-240 before I sent in the picture of the one I took out of the door. On the 82-240, what is the purpose of the cut-out? The one I have looks like it was twisted and broke the bottom part of the shaft off. Also, the one I have has the cross part at the top of the shaft. The 82-240 just has a square shaft. I'm not sure if that matters. What do you think?

I think it should be okay, though it's hard to tell without seeing an undamaged version of your latch. The 82-240 is the best match we have.

It does not work!! I have the same latch lever, and I have ordered one from Swisco. I even got the entire handle just in case. It fits perfectly but it does not lock it swivel not making a stop point. From a frustrating customer, not with Swisco but with the entire outlets here in town. Instead, they are telling me I need and entire brand-new sliding door.

You definitely don't need a new door. That seems like overkill for a common issue.

Before you buy anything else, have you verified that the mortise lock isn't damaged? If I understand your description, it sounds like the thumb lever just rotates without locking anything. That sounds to me like the mechanism inside the mortise is broken and must be replaced.

A good way to test is to take the mortise out of the door and try throwing it manually with a screwdriver. If you run into the same issue, then you've found your culprit.

I also have the same latch pictured above with those 4 grooves. However mine is just partially broken off inside the door.. The 2 metal prongs appear identical to 82-240. I also am able to adjust the door locks that lock the door by using a screw driver. I put in a bit of WD30. I still need a new latch since the white outside handle cracked off. I'll let you know if 82-240 works on my grooved latch.

82-240 definitely fits the above pictured latch. It also locks and unlocks the door. I'm so excited. Not sure why the person in Washington could not get it to work. I'm a little old lady with little skill. But I screwed the handle off from the sides (2 philip head screws). Popped in 82-240 into the center hole where the old broken lever was. Put the handle back on and 2 screws back in. And wala the door now locks and unlocks just like it is supposed to.
Note: The handle should be facing up for unlock and down for lock. Which is the only part I can see person from Washington might have missed. If you put the lever in lock position (down) and then try to lock the lever, it has no place to go. Hope this inspires others to order this. I'm recommending 2, so you have an extra. This was such a hassle to research. Swisco is awesome having this message board. Now I also don't need a new door, since no other locks that are keyless work on this door. The double mortise lock is sealed inside the door so it can't easily be replaced with another style, and this is a 5 minute fix for a broken lever and costs under $10.
