The part numbers you listed actually aren't actually all that reliable to identifying anything--codes and numbers vary a lot across the age of the hardware and the window brand using it. That said, I identify this same operator many times a day, and the 39-031 is certainly what I would suggest. So long as the dimensions match your old operator, I'm confident this will work for you.
