Looks like you need a new window operator and lock. I'll go over both one at a time, since there are some important details you have to keep in mind for each cas.e

Starting with the operator, yours is an older model that isn't made anymore. My top recommendation would be the 39-220B, long with the 39-452 cover kit (sold separately). These may work for you, but I can't help but note that the screw base on your operator doesn't reach as far to either side as ours. I am concerned that the hole in your window where it installs won't be wide enough for our 39-220B, in which case some alterations may need to be made on your end for this to install.

For the lock, this could be a match for either our 38-095 or 38-096, depending on size. Review the dimensions for each part to determine the better option (if either).
